On December 21, 2005, HUD
issued Mortgagee Letter
2005-49, announcing the 2006
FHA maximum mortgage
limits. These limits are
effective for those loans
endorsed for insurance on or
after January 1, 2006 under
the following sections of
the National Housing Act:
203(b), 203(h), 203(k),
223(e), 234(c) and 255. In
areas where 95% of the
median house price is less
than 48% of the Freddie Mac
limit, the FHA limits for a
one-unit house is $200,160.
In areas defined as “high
cost” areas, the mortgage
limit for a one-unit
property is $362,790. The
mortgagee letter further
details the maximum mortgage
limits for 2-, 3- and 4-unit
properties. There are also
